If you desire a dry comfy room in a relaxed and peaceful home, then this is for you. If however you want friends to hang around with in a room or stay over then my advice is to find a HMO (House of Multiple Occupation) where the landlord does not reside or a self contained flat.
This is a no-smoking-no-alcohol-no-drugs property but there's no objection to smoking tobacco outside. My Insurance requires a clean 5 year criminal record.
