How much room can you actually afford in 2026?

Build a realistic monthly room budget using take-home pay, true housing costs and a move-in buffer.

Start with the number that reaches your bank

List reliable monthly income after tax, pension and other deductions. Then protect essentials: food, travel, debt payments, health costs, phone and a realistic amount for saving. What remains sets the upper boundary for housing, not a generic affordability ratio.

ONS reported an average UK private rent of ÂŁ1,388 in June 2026, but room prices and local markets vary sharply. Use current local listings rather than a national average to set your search.

Calculate the true monthly cost

Add rent, council tax where payable, utilities, broadband, contents insurance, parking and the extra commute. For “bills included”, ask what is covered and whether a cap or seasonal supplement applies.

A cheaper room farther away can cost more after transport and lost time. Compare each shortlist using one total monthly figure.

Keep cash for move-in and shocks

Before committing, model the tenancy deposit, permitted holding deposit, first month’s rent, moving costs and basic household purchases. Keep an emergency buffer separate if possible.

In England, assured periodic tenancies signed from 1 May 2026 cannot require payment before signing and generally allow at most one month’s rent in advance after signing. Other UK nations have different rules.
