How to write a room listing people trust

Turn practical detail, honest photography and a clear household description into better-matched enquiries.

Answer the shortlist questions first

State the monthly or weekly rent, what bills are included, deposit, availability, minimum stay where lawful, furnishing, location and transport. In England, publish a specific rent and do not invite bids above it.

Give room dimensions or a useful sense of size, storage, work-from-home suitability, bathroom sharing and parking or cycle storage.

Describe the household without stereotypes

Explain the number of occupiers, broad routines, cleaning arrangement, pets and the atmosphere you are trying to maintain. Focus on the lived setup rather than excluding people through assumptions.

In England, do not advertise blanket bans on benefit recipients or people with children. UK-wide equality duties also shape lawful wording.

Photograph evidence, not aspiration

Use daylight, tidy without hiding defects and show the exact bedroom plus kitchen, bathroom and shared areas. Include enough angles to understand scale. Do not use old images after furnishings or condition change.

End with the useful information you want in an enquiry: intended move date, who would live there and questions about the home.
