How to price a room in 2026 without guessing

Use live comparable rooms, whole-cost value and current market data to set one credible asking rent.

Build a tight comparable set

Start with rooms in the same neighbourhood and narrow by property type, room size, bathroom sharing, furnishing, condition, household size and distance to transport. Asking prices show competition; achieved prices and enquiry quality reveal demand better.

Refresh the sample immediately before listing. The ONS reported continued UK rent growth in June 2026, but national data cannot price one bedroom.

Price the whole offer

Estimate included utilities, council tax, broadband, cleaning, parking and other services. A transparent inclusive figure may support a premium, while a restrictive fair-use cap can reduce perceived value.

Consider the quality of the shared areas and management response as well as the bedroom.

Publish and learn lawfully

Choose one defensible asking rent. In England from 1 May 2026, do not invite or accept offers above the advertised figure. If suitable enquiries are scarce, improve the advert, availability or price rather than waiting for a bidding contest.

Record the evidence behind the price for later reviews and keep existing-tenant increases separate from new-let advertising.
