England
From 1 May 2026, most private renters have assured periodic tenancies under the Renters’ Rights framework. Section 21 has ended for these tenancies, rent in advance and bidding are restricted, and rent increases use a revised process.
Right to Rent immigration checks apply in England only.
Wales and Scotland
Wales uses occupation contracts and calls renters contract-holders. Private landlords must register with Rent Smart Wales, and people who conduct letting or management generally need a licence.
Scotland uses the private residential tenancy for most new private lets. Private landlords generally register with the local authority and deposits use approved Scottish schemes.
Northern Ireland and live-in landlords
Northern Ireland has its own private tenancy rules and landlord registration system. Use nidirect and the relevant council for current requirements.
Across the UK, renting in the landlord’s own home can create a licence or lodger-style arrangement with different notice and deposit rules. Confirm your status before applying nation-specific tenant guidance.
