Make reporting easy
Provide one reliable repair channel and an emergency route. Ask for the location, extent, photos, health impact and immediate hazards, then confirm receipt and the next step in writing.
Prioritise loss of heat or hot water, electrical danger, major leaks, fire risks and conditions affecting vulnerable occupants.
Diagnose before prescribing
Damp can result from leaks, penetrating water, rising damp, inadequate heating or ventilation, thermal bridges and everyday moisture. Inspect the building and services rather than assuming lifestyle is the sole cause.
Use competent contractors, treat the source and replace damaged finishes only after conditions are controlled. Simply painting over mould is not a repair.
Close the loop
Give access notice appropriately, explain the works and provide temporary measures where needed. After completion, check humidity or visible condition and ask the occupier whether the issue has returned.
Keep the original report, inspections, contractor findings, invoices and follow-up. Councils can inspect serious hazards and require action.
