Record the starting condition
Walk clockwise around the room and shared areas, taking well-lit wide shots and close-ups of marks, damage and wear. Include walls, flooring, windows, furniture, mattress, appliances and bathroom sealant.
Photograph each meter display and note every key or access fob received. Keep original files with their dates.
Make the inventory accurate
Compare your evidence with the supplied inventory. Add missing items, distinguish damage from ordinary wear and describe cleanliness factually. Email corrections within the stated window and retain the response.
Do not sign an inventory you have not checked. A signature should confirm an accurate record, not simply that a document was handed over.
Use the same method at check-out
Clean to the documented starting standard, photograph the final condition and return keys in a traceable way. Ask for proposed deductions and supporting evidence in writing.
Deposit protection does not prevent disputes, but a calm before-and-after record makes them much easier to resolve.
