Gas and electrical safety
Arrange an annual gas safety check for supplied gas appliances and flues through a Gas Safe registered engineer, then give the tenant the record within the required timeframe. Maintain installations rather than treating the certificate as the repair programme.
Ensure the fixed electrical installation and supplied appliances are safe. England’s private-rented electrical rules generally require inspection and testing at least every five years, with reports supplied as required.
Alarms, furniture and escape
Install and test the smoke and carbon monoxide alarms required for the property. Keep escape routes available and ensure supplied furniture meets fire-safety requirements. HMOs can need enhanced detection, doors, lighting and extinguishing equipment.
Record tests at check-in and respond immediately when an occupier reports an alarm fault.
Create one compliance file
Keep certificates, remedial invoices, alarm logs, EPC, licence, risk assessments, tenant delivery evidence and contractor details together. Use calendar reminders well before expiry.
